Every listing on Airbnb is automatically covered by AirCover, at no extra cost. If guests cause damage, Airbnb reimburses the owner up to $3 million (USD) for property and belongings. It also includes liability coverage. Zero paperwork: claims are filed directly through the platform within 14 days of checkout.

Booking.com

Security deposit and integrated protection

On Booking.com, owners can activate a security deposit charged to the guest at booking. In case of damage, the platform handles the withholding directly. Booking.com also offers guest verification tools and dedicated support for dispute resolution.

What the law requires, handled for you

Domus Partner is a property manager based in Lecce: we manage 7 properties across Lecce, San Cataldo, Torre Chianca and Tuglie. We handle listings, dynamic pricing, check-in, cleaning and compliance (CIN, Alloggiati Web, tourist tax). VAT 05728270280, 4.9 average on 62 reviews across Airbnb, Booking and Google.

Domus Partner offers two public pricing models, with no setup costs: 20% of revenue plus reimbursement of turnover expenses, or 30% all-inclusive with a single monthly transfer. No fixed fee: the percentage is charged only on actual bookings revenue.

Yes. Since 2025 every tourist rental must have a CIN, shown in all listings and displayed outside the property. We handle it for you: we request the CIN, add it to your Airbnb and Booking listings and keep everything compliant.

We do. We collect it from guests and pay it to the municipality at the local rates, with the required periodic reporting. You never advance anything or track deadlines: it is all in your monthly report.

Usually via the Italian flat tax (“cedolare secca”) at 21% (26% from the second property used for short lets), as an alternative to the ordinary regime. We give you a full statement of income and costs; the choice of regime and the tax return stay with your accountant, to whom we hand over ready-made data.

Yes: each guest’s details must be sent to the State Police “Alloggiati Web” portal within 24 hours of arrival. We do it at every check-in, on our own and within the legal deadline.

Yes: reporting tourist flows to the Puglia Region (SPOT / Pugliapromozione platform) and ISTAT data. These are recurring obligations we handle entirely, so your property always stays compliant.

Bookings are protected by Airbnb’s AirCover and Booking’s guarantees. On top of that we activate a dedicated liability policy (under €10/month) covering what the platforms do not: theft without break-in, guest misconduct and third-party civil liability.

The base model is a 20% fee on revenue, with no fixed or setup costs: we earn only if you earn. The home stays yours: you block the dates you want for personal use directly from the calendar, whenever you prefer.

After a free property visit we prepare listings, professional photos, dynamic pricing and compliance: your property is usually online within 1-2 weeks. From there we manage everything and you get your first report by the 5th of the month.
